
| Each adult applicant must complete an application. Photo identification is required for each applicant. The $35 screening charge is non-refundable. Two persons per bedroom, plus one additional is maximum occupancy. Once your application is approved you will be required to pay the security deposit within 2 business days. The security deposit will be forfeited if you choose not to take the home. Verifiable gross income in the amount of 2.5 time the rental amount will be required. Income from any legal source will be considered. A co-signer or additional security deposit may be required in absence of required income. A credit report will be obtained. • Outstanding bad debt not medically related in excess of $5,000 will result in denial. • Post bankruptcy bad debt in excess of $2,000 not medically related will result in denial. • Any utilities being reported on your credit must be paid. • Ten or more collections not medically related being reported on the credit bureau report will result in additional security deposit. • Foreclosure, repossessions, liens, judgment, or wage garnishments not medically related being reported on the credit bureau will result in an additional security deposit. One year positive verifiable rental history in the past two years is required. Previous house rental or ownership is required for renting a house. • No outstanding bad debt to a previous landlord will be allowed. • Four years eviction free rental history. • Co-signer and/or additional security deposit may be required for first time renters when any other portion of the criteria is not being met. Any felony conviction, guilty plea, or no-consent plea involving serious injury, kidnapping, death, arson, rape, sex crimes, extensive property damage, theft of any nature, or drug related offenses will result in denial of the application. Any conviction, guilty plea, or no-contest plea of a lesser charge in the above categories that have occurred in the past 7 years will be grounds for denial. Any pending charges will cause suspension of the application until they are resolved. Demeanor at the time of viewing may be grounds for denial. When applicable a co-signer is a qualified applicant who will remain as a guarantor on the rental agreement for a minimum of 1 year. Provided the tenancy is in good standing the co-signer may request in writing to be removed. A co-signer is required to meet the screening criteria set forth above. Pets are considered on a property to property basis, have to be at least 1 year of age, no Rottweiler, no Pit-bull, no Dobermans and the will need to be present at the time of the viewing. Incomplete, inaccurate or falsified information shall be grounds for denial. Every rental has a standard security deposit, when an additional security deposit is required it will be in the amount of $250 for every instance mentioned above. You have the right to dispute provided to the landlord by a screening service or credit reporting agency. In the event of a denied application you contact the resources provided to you on the denial letter you will receive by mail. If you still feel you qualify under the criteria set above you should request a review of the application.
